How do I search for property?

Are there restrictions for non-citizens?

 No, none. Foreigners enjoy the same property rights as Uruguayan citizens. You can buy residential, commercial, or rural land without any residency permit.

Do I need to be a resident (Cédula) to buy?

No. A valid passport is sufficient for the purchase itself. You do not need to have a residency permit (Cédula) to own property here, though residency offers significant tax benefits later.

What currency is used for the purchase?

 All real estate buying transactions in Uruguay are priced and paid in US Dollars (USD). Rental is in Uruguayan Peso (UYU) or in US Dollars (USD)

Buying Process: Your Easy way

Must I be present for the purchase?

Only if you want, if not, you are not required to be physically present. We manage purchases for many international clients remotely. The decision is entirely yours, and we handle the full process either way.

How does remote closing work?

We require a Power of Attorney (POA). You sign this document with a Notary in your home country, get it authenticated with an Apostille, and courier the document to us. We finalize the closing here.

Should I rent before I buy?

Depending on your goal, buying upfront can save you money. You can also buy a piece of land and build there.

What does the Escribano (Notary) do?

The Escribano is mandatory. They perform the legal title search, verify all tax matters, and are legally responsible for registering the deed in your name. They ensure your purchase is secure.
